EMCOR Engineering Services, supported by CACE, were responsible for the design, procurement, installation, and commissioning of mechanical, electrical and public health services with the new 47,000sq ft offices at Premier House in Twickenham. The building features an extension to provide a new entrance, reception and waiting area. Each floor of the building consists of office space along with new meeting room facilities. Other features also include bicycle storage and grass roof.

The approach to delivering low in-use carbon emissions at Premier House has been based upon improving the fabric of the building, deploying high efficiency technologies to heat, cool and ventilate the space, and by reducing operational energy consumption through new energy monitoring systems. As per the client request there is “No ECO Bling” to the design concept.

Value Delivered

In order to achieve a BREEAM rating of “Excellent” we were responsible for the installation of air handling units designed to incorporate two seperate thermal wheels which would allow high efficiency energy recovery levels (approximately 90%) of heat recovery. The building is therefore able to recover energy from itself, creating a large carbon saving. Other BREEAM features also include tiles in the washrooms constructed with recycled glass and waterless urinals for a significant water saving.

Scope of Works

The following specialist services were provided:

  • Heating and gas services
  • Air handling units to serve chill beams and fan cool units
    6-12 C low temperature cooling and 15-19 C cooling system
  • Main pipe work and toilet extract system
  • Water leak detection system
  • Power and lighting including a BMS control system
  • Energy metering system
  • Door entry system and presence detectors
  • CCTV, fire alarms and disabled call and refuge system

Background

Thread needle Low-Carbon Workplace Trust (LCW) successfully completed four property acquisitions all of which were to be refurbished to provide high quality office accommodation focused on reducing carbon. Premier House in Twickenham was the first of these properties to be pre let to the TVHA (Thames Valley Housing Association). The TVHA has aspirations for Premier House to achieve in the region of a 50% reduction in carbon emissions whilst in use at high occupancy levels.

Premier House allows the TVHA to become the first orginisation in the UK to sign the Low Carbon Workplace Charter with Low Carbon Workplace Ltd (a key advisor to the LCW).
