Background
For this project, a seven storey 1960’s residential block was demolished and replaced with a modern steel and glass building consisting of twenty five luxury apartments, with two penthouse apartments overlooking Lords Cricket Ground.
The development provides secure parking and a full range of concierge services. Embassy Court, located in St Johns Wood NW8, combines the latest advances in sustained technologies with uncompromising luxury. Features include a carriageway drive, palatial double height entrance lobby with reception areas and concierge desk, and a quiet communal garden at rear. Underground parking includes double barrier system to prevent tailgating.
Embassy Court is the first luxury residential project in the UK to utilise geothermal piles to provide heating and cooling to the apartments.
Value Delivered
Embassy Court has been designed to achieve the Eco-homes ‘Very Good’ standard and meets Westminster’s target of providing 10% of the energy demand of the building using sustainable sources. All lighting within the apartments is controlled using the ‘Lutron’ system. The apartments are fully controlled by the ‘Creston’ system, a fully automated contorl system that gives the individual occupier the capacity to change the set points to the FCU and underfloor heating / cooling system.
EMCOR provided a full range of mechanical, electrical and public health services for the project and worked closely with Laing O’Rourke and the client to provide value engineering design solutions, to meet the client’s budget and brief. EMCOR faced the challenge of working on suck a highly services project within the constraints of suck a small building footprint.
